Fire Restoration & Rebuild

South OaksLittle Rock

About the project

A second-floor apartment fire damaged four units. CCG rebuilt the worst one from the studs up and restored the rest.

CCG served as general contractor for RREAF Holdings at South Oaks Apartments in Little Rock, restoring four fire-affected units and returning Building B to code-compliant, habitable condition.
A fire in second-floor Unit B202 at South Oaks Apartments sent heat, smoke, and suppression water into three neighboring units: the one below, the one next door, and the one above.

CCG was brought in to restore all four, with scope ranging from targeted cleaning and MEP repair to full interior demolition. Unit B202 took the worst of it. Charring, blistering, and smoke saturation left every finish, electrical circuit, HVAC component, and fixture beyond economical repair, requiring a City of Little Rock permit for a 100% interior gut down to the studs, subfloor, and ceiling joists.

CCG rebuilt Unit B202 from bare framing to move-in ready. The unit was rewired on a new 100-amp panel, fitted with a new 2-ton HVAC system, and given new plumbing rough-in to the kitchen and both bathrooms. Every finish was replaced, from drywall, paint, and custom cabinetry to appliances, plank vinyl and carpet flooring, doors, trim, and lighting. The three neighboring units were restored as part of the same project, returning Building B to code-compliant, habitable condition.
